Why this brief is different
For most buyers the video is the first viewing. It is doing the job an open home used to do, which means it has to be honest about the space as well as flattering to it.
A listing goes live on a fixed day. The shoot works backwards from that, and the delivery date goes in writing before anything is booked rather than being worked out afterwards.
Worth saying plainly, because most listing packages assume aerials. If a property needs them, that is a separate operator and I will tell you at the quote stage rather than after the shoot. Everything else here is ground and gimbal.
Natural light does most of the work. What matters more than lighting is the order rooms are shot in and the pace they are cut at, because that is what makes a house feel like it flows.
What this usually looks like
A continuous move through the house, interior and exterior, graded and cut to length. The standard piece, and for most listings the only one needed.
A short piece with the agent introducing the property, filmed on site with a lav mic so it is usable rather than an echoing phone recording.
A short vertical version of the same walkthrough, captioned and sized for the feed, cut from the footage already on the card.

Questions
No. I do not own a drone and I am not going to pretend otherwise. Plenty of listings do not need one, and where a property does, you are better off with someone whose actual job that is.
A few days for a standard walkthrough, and the date is confirmed in writing before the shoot. If the campaign goes live sooner than that, say so at the quote stage and it gets planned around.
Staged is easier than empty and empty is easier than lived in, but all three are filmable. Tell me which it is and I will plan the order of rooms around it.
